Benefits of Taking Advantage of a VA Loan to Build

Updated: Aug 16, 2021

Supported by the U.S Department of Veterans Affairs, VA loans are designed to help active-duty military personnel and veterans become homeowners at an affordable price. What many people are unaware of, and a reason why I have created these articles for readers, is to inform them of the correct information pertaining to veterans and their VA loan. I myself, as a veteran, was surprised to discover benefits I didn’t know existed and how I could utilize benefits I was already receiving. One of the things many veterans are unaware of is what the VA loan allows you to purchase. Want to build a condo? A house? You can use your VA loan to build your own house- from the ground up! There are many advantages and benefits to building your own home, and I would like to share these with you and bring to your attention the many reasons why you should consider using a VA loan to build your dream home.

Ability to design your home with modifications for disabled veterans

Unfortunately, homeownership is not an option for many veterans because of the extreme pricing. Because of this, veterans that have been severely injured or disabled don’t have the supportive services in their home that they need to live safely and comfortably. When you build your own home however, you are able to apply the modifications you need. If you need a one-story home that is easy to navigate through, you are able to select the floor plan that best fits your needs. If you also need a leveled yard you can control that or even have a medical assist button built in or adequate lighting. Or maybe you even require an elevator, whatever it is that you need to live comfortably and safely, working with a professional during the building process can help make anything happen to ensure this.

Total Control

Have you ever toured a home that you loved for the most part, but there were a few things that you would change if you had built it yourself? Perhaps you didn’t like the floor plan or the size of the room, or materials used, or the exterior design. When you build your own home, you select everything yourself! From the floor plan, to the color of the walls and all the materials used throughout the home, it’s all your decision to make.

Less Expensive

Believe it or not, building your own home can actually save you money. Buying an old home may seem cheaper up front, but what people fail to consider is the repairs and renovations that are done over time. We all know someone who spends off-days or weekends fixing up their home, which is not only costing them time but also money. When you build your own home, you can rest assured knowing that your custom-built home is free from any renovations or repairs in the future.

Energy Efficiency

When you purchase an older home, what you see is what you get when it comes to energy efficiency. Poor insulation, air conditioning leaks, and other parts of your home that require energy are not only difficult to fix but also very costly. An older home is burning your money when it comes to energy, whether you realize it or not. When you build your own home, you have the chance to construct your home with the latest techniques and new energy-efficient appliances to ensure your home is saving you money year after year. In addition, solar powered homes are becoming more and more popular and can drastically increase the resale value of your home, should you ever choose to sell in the future.

A True Home

When you move into a newly purchased home, it is not unusual to need time to adjust to consider it your own. With a custom-built home, you feel a bit different because you truly know that you are the only family to have lived in this home, and it was created just for you and your family. Imagine living in a space that you designed for your family…maybe you have children or grandchildren that will spend time here and have designed spaces with them in mind. Your custom-built home will be cherished for a lifetime and will be unique.

Location and Lot Selection

When you think of a custom-built home, usually the first thing to come to mind is the design. In addition to designing your home, you also select your location down to the lot. It is important to be very selective when it comes to selecting the location. Again, working with a professional, like a real estate developer can help you choose the best lot to fit your needs. A real estate developer will have the knowledge you need to know like zoning restrictions, so you don’t face the chance of a major development being built beside your new custom home. Once you are aware of all potential future development in the surrounding area, you will be able to pick the best location to fit your needs.

As you can see, using your VA loan for a custom-built home is a once in a lifetime opportunity that has many advantages. For many people, a custom-built home has changed their lives in more ways than they can imagine. Keep in mind that there are many factors to consider prior to building your dream home. Lot selection, location and specific design requires research and professional real estate development knowledge.
